How to Choose the Right Home Loan Tenure
10 June 2026
Choosing a home loan tenure is one of the most consequential decisions in the home-buying process, yet it's often made in a rush. A longer tenure — say 25-30 years — brings down your monthly EMI, making the loan feel more affordable month to month. But it also means paying significantly more in total interest over the life of the loan. A shorter tenure does the opposite: higher EMIs, but far less interest paid overall.
The right choice depends on your income stability, other financial goals, and how much of your monthly budget you're comfortable committing to a fixed payment. A good rule of thumb is to keep your EMI within 35-40% of your monthly take-home income. Use an EMI calculator (like the one on our Home Loan page) to compare a few tenure options side by side before deciding — and remember that most lenders allow partial prepayment, so you can always shorten your effective tenure later as your income grows.
